Twenty-two top designers transform a historic Greenwich Village townhouse into an immersive celebration of craftsmanship, smart technology, and elevated living.
Nestled at 80 Washington Place in Manhattan’s historic Greenwich Village, an 1839 Georgian townhouse has been dramatically reimagined for the 2026 edition of the Kips Bay Decorator Show House New York. Spanning six lavish levels—complete with grand entertaining spaces, private terraces, a dedicated wellness sanctuary, and a rooftop deck overlooking Washington Square Park—this year’s residence serves as an inspiring canvas for 22 of the nation’s most celebrated interior designers and architects.
Design Excellence Unveiled: Inside the 2026 Kips Bay Decorator Show House
Serving as the official kitchen, bath, and plumbing partner, Kohler returned to the Show House to demonstrate how sculptural design and cutting-forward innovation seamlessly integrate into modern daily living. Throughout the townhouse, designers thoughtfully featured Kohler’s centerpiece offerings, including the Synthos workstation sink, Numi 2.0 Smart Toilet, Kohler x Remedy Place Ice Bath, cast iron Porto Fino sink, and the Artifacts, Occasion, Components, and Memoirs faucet collections.
Rather than dictating a uniform aesthetic, the collaboration allows each participating designer to interpret Kohler’s portfolio through their unique creative lens, resulting in spaces that range from quiet luxury and traditional craftsmanship to high-efficiency modern design.

In addition to celebrating high design, the Show House continues its vital philanthropic tradition. Since its inception in 1973, the Kips Bay Decorator Show House has raised millions of dollars to support after-school and youth development programs provided by the Kips Bay Boys & Girls Club in the Bronx, expanding in recent years to additional show houses in Palm Beach and Dallas.
